Home Watch Checklist

A comprehensive home watch service checklist helps ensure an unoccupied property remains secure, well-maintained, and free from preventable damage through scheduled interior and exterior inspections. Each visit includes a thorough assessment of the home’s condition, including checks for water intrusion, HVAC performance, pest activity, security concerns, and environmental conditions such as temperature and humidity. Following every inspection, a detailed report with photos and observations is provided to the homeowner.


Exterior Inspection

  • Security Check: Inspect for signs of forced entry, vandalism, damaged locks, broken windows, or suspicious activity.
  • Property Condition: Visually inspect the roof (from ground level), siding, gutters, walkways, pool area, and exterior structures for storm damage or maintenance concerns.
  • Mail & Deliveries: Remove newspapers, flyers, packages, and accumulated mail to maintain an occupied appearance.


Interior Inspection

  • Water Leak Inspection: Confirm the main water supply is turned off upon arrival and departure, if applicable. Inspect under sinks, around toilets, water heaters, washing machines, dishwashers, and other plumbing fixtures for leaks, moisture, or standing water.
  • Plumbing Maintenance: Flush toilets and run faucets, showers, and garbage disposals periodically to help prevent odors, mineral buildup, and dried plumbing seals.
  • HVAC Monitoring: Verify thermostat settings and confirm the air conditioning and/or heating system is operating correctly.
  • Electrical System Check: Inspect breaker panels for tripped breakers or unusual electrical issues.
  • Appliance Monitoring: Check the temperatures of the refrigerator, freezer, ice maker, and wine cooler to ensure proper operation.
  • Pest Inspection: Look for signs of insects, rodents, termites, or other pest activity.
  • Humidity & Mold Prevention: Monitor indoor humidity levels and inspect for mold, mildew, or excess moisture.
  • General Interior Condition: Inspect ceilings, walls, and floors for stains, cracks, or other visible deterioration.


Departure & Final Checks

  • Secure the Property: Confirm all doors, windows, sliding glass doors, and gates are properly locked and secured.
  • Alarm Systems: Arm security and monitoring systems before departure.
  • Garage & Vehicle Check: Ensure garage doors are closed and secured; check vehicle battery condition, if requested.
  • Final Walkthrough: Verify lights, thermostat settings, and water-shutoff status per homeowner preferences.
  • Inspection Report: Send a detailed report, including photos, findings, and any recommended actions, to the homeowner after each visit.
